OUR GOALS IN MANAGING YOUR PROPERTY:

  • We constant work to keep up with ever changing care, contract, and tax implications.  If you are thinking about DIY, consider:
  • Do you know all of the landlord/tenant laws for your city, state, and federal government?
  • Do you know the laws of Real Estate Agency and legal requirements?
  • Do you know the federal requirements on Lead Based Paint issues, how it can effect your tenants and you?
  • Do you know rent values, vacancy factors, and time on the market in your area?
  • Do you have a rental application and consistent screening policies that meet your entire legal obligation?
  • Do you take the time to perform thorough move-in/move-out written inspections and routine property inspections?
  • Do you personally know reputable painters, electricians, roofers, chimney cleaners, carpenter, furnace and appliances repairmen who are licensed, affordable, and reliable?
  • Do you effectively confront and negotiate with the tenant and enforce the terms of your rental agreement?
  • Do you have the ability to recover NSF checks, evict tenants and collect bad debts?

Pricing:

  • Starting info we will need to assess your property.
  • 75% of first months rent, 10% of additional months rent. Multi-unit discounts. End of Month and End of Yr statements: no charge 24/7 online access, disbursement payments: no charge (if EFT) $10/item if mailed. Includes as follows…
  • Renewals:
    • n/c
    • Rent increases, $125 doc fees
    • Move out cleaning if needed, $200
  • Offer for rent via:
    1. Sign / info box at property ( no pricing will be listed on info cards )
    2. Emails to current/prior customers and database of recent rental inquiries
    3. Optional insertion into local MLSs which carries to Michigan and National (Realtor.com) sites as well as our many commercial affiliate sites.
    4. Local advertising media
  • Pre-screen. Show to qualified person(s)
  • Review tenant applications submitted with held deposit
  • Pass on/post to YourSpace247 details of rental activities, e.g.: monthly/quarterly/EOY reports, inspection activities, etc.
  • Walk through all standard leasing processes as outlined in (the customer access area  of) “tracking sheet”
  • Collect/ hold rental/pet deposits
  • Collect rents/ forward balance after agreed on payables you want us to handle ( varies per owner: examples – taxes/ insurance/ assoc dues/ repairs/ utilities/ etc. )
  • Provide end of period statement(s) for your Schedule E / accountant.

  • Offer brokerage incentive discounts to you should you ever sell &
  • A similar incentive to tenants ( an additional reason to rent your property from us – hence “FreeRent” )

We can coordinate & arrange for any & all reasonable basic repairs/ maintenance/ improvements/ upgrades.

We request an outline of brief property description,  future property plans, & rent pricing parameters of owners preferences before proceeding further with an outline & pricing schedule.
